Description
Someone clearly put real thought into the renovation here! The wall is gone and, just like that, a wonderfully proportioned living/dining area of over 33 sqm with an open kitchen has been created—as if it had always been this way.
You could perhaps bring out a touch more of that Berlin lifestyle by opening up the seating area toward the dining space, truly merging the two zones—but that ultimately comes down to personal taste and interior design preferences. There’s always time to think about that later.
Speaking of Berlin living, it’s immediately apparent that this apartment is not only ideal for young families but also perfectly suited for shared living arrangements. The only question is who gets the slightly smaller room.
The bathroom… well, white tiles with blue decorative accents are a bit reminiscent of the 1990s—but the ’90s had their charm, and everything else has been renovated. Even the washing machine has been neatly integrated.
There’s no stucco here—we are in the rear building—but instead you’ll find wooden floorboards, insulated wooden windows, and central heating. Energy efficiency class A, by the way.
And speaking of heating: some might say that exposed hot water pipes should be painted… we don’t! In Berlin, that’s just how it is. Old building charm, honesty, authenticity—you get the idea. Of course, if it bothers you, a little paint won’t cost much.
A special feature: A shared rooftop terrace is available to all residents of the building, located on the top floor of the side wing.
All in all: multifunctional apartments like this one—especially in a location like this—tend to increase in value faster than you might expect.

Location
The Graefeviertel neighborhood in Berlin's Kreuzberg-Friedrichshain district—which includes Böckstraße—is roughly located between Kottbuser Damm in the east and Fontanepromenade in the west, and between the Landwehr Canal in the north and Volkspark Hasenheide in the south. The Graefeviertel is one of the most beloved parts of this extremely popular neighborhood, with wonderful restaurants, cafes, bars and small shops. When you live here, you really feel like part of the neighborhood.
Volkspark Hasenheide – one of the city's largest and most beautiful parks, with room to jog, stroll, or picknick, a small children’s zoo, and a dog run, among other attractions – is just a short walk away. Or, you can head over to the Admiralsbrücke, where neighbors and visitors alike sit by the canal to soak in the city.
The infrastructure here is excellent – everything you need and more is available within a few hundred meters. The Graefeviertel is less of a nightlife district, and more of a daytime destination. The residents like it that way.
At Hermannplatz, you can take the U7 and U8 underground lines to quickly reach Alexanderplatz or Potsdamerplatz, among other destinations.
